Hyatt Adds Several Timeshare Redemption Properties With A Dangerous Pricing Precedent

Hyatt Hotels has added three properties to its portfolio of timeshare properties. It is the first time the company has done so since 2008, when it sold off all of its timeshare units. The move comes after a recent report from Bloomberg that found Hyatt’s current market value was $7 billion less than it would be if it had not sold its units.

The the hyatt is a hotel chain that has been in business for over 60 years. They have recently added several timeshare properties to their portfolio with a dangerous pricing precedent.

Hyatt introduced numerous Destination Residences timeshare properties to the World of Hyatt program just before the pandemic, but many of them had minimal involvement. Hotels were completely participating in the scheme, while timeshare properties had their own arrangements, according to Hyatt’s acquisition of Destination Hotels from Two Roads Hospitality.

This might have included a “work-only” or “no elite benefits” policy. However, more and more of these hotels are now accepting points stays.

California’s Resort at Squaw Creek, Vermont’s The Lodge at Spruce Peak, and Colorado’s Vail Residences have previously been included. They’re now including:

The lowest level redemption at many of these hotels isn’t a “basic room,” but rather a “premium room” or a “suite.” A suite is usually considered a basic room in ‘all suite’ hotels, and is charged at the regular room rate on the award table. This is true in Alila in Bali and the Park Hyatt in the Maldives, for example. Even at Marriott, where an all-inclusive stay in a solitary Bedouin villa with private pool is a typical category 8 redemption, this is true.

Starwood used to make the claim that a hotel didn’t offer standard rooms. An all-suite hotel may cost twice (or more) as much as a standard room in the same category. By eliminating this approach, Marriott Rewards became the superior redemption program for a few of really exceptional properties.

Take, for example, Tamarack, which falls under group 7. A typical room costs 30,000 points, but that isn’t an option here. The lowest redemption level is 39,000 points for a ‘premium room’ (48,000 points for a suite).

However, Tamarack presently offers a “4 Bedroom Deluxe” for 48,000 points a night, which may be a good price for some (though likely tight with four bedrooms squeezed into 1300 square feet).

This is not a behavior I want to see more of at Hyatt, which has a number of Starwood Preferred Guest graduates on its board of directors. And that’s before Hyatt starts charging peak season redemption fees in mid-October for stays beginning in March 2022.
